Working with Keith at Curran Consulting was one of the first steps we took in building our new house. Keith was instrumental in the process to produce plans that would eventually send us on our way to build the home of our dreams. As we talked through the home design and some of our wants and wishes, he provided honest feedback and great recommendations on how to be sure we were satisfied with the layout of our house. He made himself available at times that worked best with our work schedules and was always quick to answer phone calls regarding questions that we had relating to the house specs throughout the building process. The plans he delivered were timely and easy to digest, and any time we needed a closer look he was able to provide it to us with great detail. Keith has helped draw several residential projects for us over the years. He helped take our wish list (and sometimes crazy wish list) and make it a reality. His completed drawings are so all inclusive that all we had to do was just hand them to contractors to get complete quotes. What is most impressive is the responsiveness Keith has during construction. When we decided to make a last minute roof change (while the trusses were in the air), Keith worked to get an engineer approval for the architectural change on the fly. Both me and my husband love Keith’s suggestions and input. He thinks of things we’ve not considered.

We were sent to Keith from a close friend. We had lots of long meaningful conversations with him to give him the feel of our design vision. There was a lot of back and forth with many changes towards the goal. I felt the pros and cons were always talked about in all design areas. We got the plans done for our house with many hours of thought, put in and driven by Keith, who helped us to make educated decisions. We highly recommended him.
Our challenge was the construction of a new waterfront vacation home on a lot, impacted not only by state coastal commission setbacks, but by FEMA flood plain considerations, the local historical district commission, and rather restrictive zoning setbacks and height limitations. It was obvious that our lot was non-conforming to zoning setbacks, but our engineer/surveyor was able to place and maximize the house footprint in a satisfactory location with respect to coastal, FEMA and non-conforming, but permitted zoning setbacks. Next came the task of designing a home and garage providing what we wanted,
After spinning my wheels, wasting much time and money for well over a year, we dismissed my then designer. We inquired from an old friend who was a well-respected and professionally-acclaimed structural engineer for advice. He suggested we call his “go-to” guy, Keith Curran, who does his work.
That phone call to Keith was a life-changer. Keith enthusiastically agreed to help. Upon receipt of the files and records, as well as various governing regulations, relevant contact info, and most importantly our “wants and needs” list, he got right into it.
We originally provided to him the design sketch of the exterior, and detail wants such as an inverted floor-plan to take advantage of views from the top-floor deck. This level included the kitchen and great room, both with vaulted ceilings, a master bed room suite, as well as an additional lavatory all on the top floor. On the ground floor we wanted three bedrooms, an office, full, large bath, and a rear deck. To wrap up the design, we also wanted a finished walk-out basement to the water, containing a rec room with a full-wall wet bar, a storage room, a comprehensive mechanical room, and a large media/home theater room. In addition, we wanted a garage, also with a walk-out basement.
We were astounded that in a little over two weeks, Keith sent us a packet of CAD drawings showing detailed floor plans and elevations, and best of all, he presented to us the exact house we asked for, the house we were told could not be built as we required, nevertheless satisfying the local requirements.
Keith worked with the building contractor to fine-tune construction details, then with a structural engineer regarding the wind-loading considerations. The engineer virtually rubber-stamped Keith’s excellent, detailed, comprehensive work with little comment, and the final building plans were likewise approved by the building inspector.
We can’t say enough about Keith. He is very knowledgeable and innovative. His work is excellent, timely, comprehensive, and his fees very reasonable. I also found working with him enjoyable, as did all with whom he interacted. Our house is built, his work is complete, but we still keep in touch to this day.
